In addition to commercial transactions, such as those involving self-storage, medical and industrial facilities, boat marinas, and property management services, to mention a few, we also offer designated broker of record services.
Have a deal but not licensed in that state?
In states where they have a transaction but might not have a real estate license, we can help other real estate brokers or firms by serving as their broker of record (or co-broker) through our designated broker of record services division. Among other things, we may supply the required paperwork, brokerage agreements, and different disclosure documents. After a transaction is properly closed, we keep track of every transaction file in accordance with the Department of Real Estate’s standards and may give you a complete copy of it.
Why partner with you for our transaction?
Because we can easily and affordably assist you with the transaction you are conducting in the other state. If you are conducting business in a physical, cooperative broker or turf state, we can advise you on the necessity of a limited license filed in that state or a cooperating broker agreement. There are various regulations for an out-of-state broker in each state, and we can assist you in navigating them so that you may successfully close the deal and get paid all of your money.
Are you different than other firms providing a similar service?
We are very different as we have brokers in our company who are prepared to begin doing business with you right away. We are not like other unlicensed businesses that just gather a list of brokers and attempt to match them with a client.
How long does it take you to decide whether you can do business with us?
With lightning speed, we can decide. We are not a business organization with several levels. It is therefore unnecessary for us to escalate your request up a corporate ladder and keep waiting for a response if you phone us. If it is in your best interest, we can provide you with precise pricing over the phone and make a swift decision on whether or not we are a good fit to work together.
A property management company that wants to open for business but is required by state law to have a broker of record in place is an example of a broker of record service even though no specific transaction is occurring. As their official legal broker, we can intervene, work out a deal with them, and take over.
Which states are you license in?
We are currently licensed in these states to perform designated broker of record services and property management services. We are always adding more states.
